Future Tenants

Properties remain active on the market and are shown until we receive completed applications, screening fees and a $100 holding fee. This fee is applied to your security deposit once you are approved and refunded if we cannot offer you a lease. If you withdraw your application, it cannot be refunded.

Our screening criteria

  • Verifiable income of at least 2 ½ times the rent.
  • Good Landlord references. Sorry, we can’t place tenants with pending evictions or poor landlord references.
  • Clean criminal history: If your criminal history is not clean, please discuss this with us before submitting an application. Criminal record verification is made on all persons over the age of 18 who will occupy the property. A criminal conviction, within the last seven years, of crimes of violence, crimes against a person(s) or property, crimes involving the possession, manufacturing, use, sale or distribution of illegal druges or crimes involving breach of trust.
  • Reasonable Credit History.
    We are not credit score driven, but need to be able to verify that you have a history of paying your housing costs in a timely manner.

Some of our properties accept Section 8 (and similar housing assistance programs). Some will accept pets on a case by case basis. Please understand that this is decided by the homeowner and their insurance carriers, not our personal preferences. We are not currently accepting comprehensive reusable tenant screening reports.
